Look up the rules for your area. But, a few sentences does the trick. "August 31st is the end of your lease and you'll need to be vacated by that day. We will also do your final walk through at that time as well as return the keys. After that I have XX days to make any needs repairs or cleaning to return any security deposit owed...."blah blah blah...." If you plan on showing the property while they're in it then it'd be a good time to go over that. If you're going to spend September cleaning it, then don't bother.
